If you've been waiting for the "right time" to make a move, the Abbotsford market continues to create opportunities for buyers while sellers who price strategically are still seeing success.

June remained a buyer-friendly market with healthy inventory levels and stable pricing. While many buyers continue to wait on the sidelines, today's market offers significantly more choice and negotiating power than we've seen in recent years.

The benchmark price for a detached home in Abbotsford sits at $1,172,600, down 5.0% compared to June 2025 and relatively unchanged from May (-0.2%). There were 63 detached sales during the month with 172 new listings, giving buyers plenty of inventory to choose from. 

Townhomes continue to offer strong value for families and downsizers alike. The benchmark price is now $606,500, representing an 8.3% decrease from one year ago and a 2.3% decline from May. Abbotsford recorded 40 townhouse sales with 99 new listings in June. 

The condo market remains one of the most affordable entry points into home ownership. The benchmark price is $390,100, down 11.3% year-over-year, while actually edging up 0.3% from May, suggesting prices may be beginning to stabilize. Condo sales were particularly active with 60 sales, a 46% increase from May, showing buyers are taking advantage of current pricing. 

Inventory remains healthy, giving buyers more options and less competition than we've experienced over the past several years. While prices have softened from previous highs, this has improved affordability throughout Abbotsford.

For buyers, this means:

• More homes to choose from.
• Greater negotiating power.
• Less pressure to make rushed decisions.

For sellers, success is still very achievable—but today's market rewards realistic pricing, strong marketing, and a well-prepared home.

One statistic that stands out is the increase in Abbotsford condo sales month-over-month. Buyers appear to be recognizing the value available in today's market, particularly for first-time buyers and investors. While overall market activity remains measured, well-priced properties continue to attract attention.
