Abbotsford Real Estate Market Report - August 2026

Abbotsford Real Estate

The Abbotsford real estate market continued to favour buyers in August 2026, with benchmark prices declining across detached homes, townhomes and condos.

Buyers continue to benefit from increased choice and negotiating opportunities compared with the highly competitive markets of recent years. For sellers, this doesn't mean homes aren't selling—it means buyers can afford to be more selective, making accurate pricing, presentation and strategy increasingly important.

Across the broader Fraser Valley, 941 properties sold in August, down 13.6% from July. Active inventory remained elevated compared with historical norms, and the sales-to-active-listings ratio finished the month at 10%, keeping the Fraser Valley in buyer's-market territory. Whether you're buying a condo, moving into a townhome or considering selling a detached home, understanding the current Abbotsford housing market can help you make a more informed decision.


Abbotsford Detached Home Market

Benchmark Price: $1,117,700


The benchmark price for an Abbotsford detached home decreased 2.2% from July and was 7.9% lower than August 2025. There were 56 detached-home sales during the month, while 438 detached homes were actively listed. 

For buyers looking at detached homes in Abbotsford, current conditions may provide more opportunity to compare properties, complete due diligence and negotiate on price or terms. For sellers, the continued decline in benchmark pricing reinforces the importance of pricing a detached home based on today's market—not yesterday's. Buyers have competing properties to choose from, making it easier for an overpriced listing to be overlooked.


Abbotsford Townhome Market

Benchmark Price: $596,600


The Abbotsford townhome benchmark declined 0.9% from July and was 8.4% lower than August 2025. Abbotsford recorded 43 townhome sales during August, with 241 active listings.  Townhomes continue to play an important role in the Abbotsford real estate market, particularly for buyers looking for more space than a condo without moving to the higher price point of many detached homes.

For families, first-time buyers and those moving up from a condo, Abbotsford townhomes continue to provide an attractive middle ground between apartment and detached-home ownership. With more options available, however, buyers can be increasingly selective about location, condition, strata fees and overall value.


Abbotsford Condo & Apartment Market

Benchmark Price: $374,600


Abbotsford condos experienced the largest year-over-year benchmark decline of the three major property categories. The benchmark price fell 1.7% from July and 10.9% compared with August 2025. There were 36 apartment sales during August and 323 active listings.  Condos remain among the most accessible ownership options in Abbotsford, but buyers currently have considerably more ability to compare their options. That makes it especially important to look beyond the asking price. Strata fees, contingency reserves, depreciation reports, bylaws, insurance, upcoming projects and the overall financial health of a strata can significantly affect the long-term cost and value of a condo. For condo sellers, condition, presentation, building reputation and pricing can all have a greater impact when buyers have several competing listings to consider.


Is Abbotsford a Buyer's or Seller's Market?


August continued to favour buyers. FVREB reported that the overall Fraser Valley sales-to-active-listings ratio was 10% in August, while a balanced market is generally considered to be between 12% and 20%. Active inventory across the Fraser Valley also remained 33% above the 10-year seasonal average. That doesn't mean every Abbotsford property will be easy to negotiate on. Desirable homes that are well presented and appropriately priced can still attract strong interest. The key difference is that buyers have options.


What the Abbotsford Housing Market Means for Buyers


If you're considering buying a home in Abbotsford, current conditions may provide opportunities that were difficult to find during lower-inventory markets.

Depending on the property, buyers may benefit from:


  • More homes to choose from
  • Less competition on some listings
  • Greater ability to compare properties
  • More negotiating opportunities
  • Additional time for inspections and due diligence
  • More choice across condos, townhomes and detached homes


The numbers are also worth putting into perspective. Abbotsford's overall residential benchmark price was $713,300 in August, down 1.6% in one month and 7.2% over the past year.  Price is only one part of the equation. Neighbourhood, property condition, strata health, future resale potential and recent comparable sales should all factor into a buying decision.


What the Abbotsford Real Estate Market Means for Sellers


Homes are still selling, but today's Abbotsford real estate market rewards accurate pricing and strong presentation. August's numbers make that particularly clear. Benchmark prices declined from July across detached homes, townhomes and condos, while year-over-year benchmark prices were down 7.9%, 8.4% and 10.9%, respectively.  Coming to market significantly above comparable properties can result in longer days on market and eventual price reductions. A successful selling strategy should consider recent comparable sales, current competing listings, neighbourhood-specific conditions, property condition and how buyers are responding to similar homes. The Abbotsford real estate market isn't one single market, either. Conditions for an East Abbotsford detached home can be very different from a Central Abbotsford condo or townhome. That's why neighbourhood- and property-specific information matters.


Abbotsford Home Prices: Looking Beyond the Benchmark


Benchmark prices are useful for understanding the direction of the broader Abbotsford housing market, but they don't tell you exactly what an individual property is worth. Location, lot size, renovations, age, condition, view, floor plan, strata, parking and even the specific street or building can significantly affect value.

For example, the August benchmark prices were:


Detached: $1,117,700
Townhome: $596,600
Condo/Apartment: $374,600


Those numbers are useful reference points, but they aren't a substitute for analyzing recent comparable sales for a specific property. If you're wondering what your Abbotsford home is worth, a property-specific market evaluation can provide far more useful information than a city-wide benchmark price alone.


My Take on the Abbotsford Real Estate Market


The August numbers reinforce something we've been seeing for several months: buyers have leverage again.Abbotsford's detached benchmark has moved from $1,143,000 in July to $1,117,700 in August, the townhome benchmark moved from $602,000 to $596,600, and the condo benchmark moved from $380,900 to $374,600. 

For buyers, that creates an opportunity to slow down, compare properties and make decisions based on the home itself rather than simply trying to beat competing offers.

For sellers, it doesn't mean you shouldn't sell. It means your strategy matters more. Buyers are still buying, but they're paying close attention to value and have more alternatives if a property doesn't make sense. I don't consider that a "bad" real estate market. It's simply a market where good information, realistic expectations and the right strategy matter.
