
The Chilliwack real estate market continued to favour buyers in August 2026, with elevated inventory and slower sales activity.
A total of 159 residential properties sold, while 334 new listings came to market and 1,353 active residential listings remained available at month-end. That works out to approximately 8.5 months of inventory, giving buyers considerably more choice than in a highly competitive seller’s market.
For buyers, that can mean more time to compare properties, complete due diligence and negotiate. For sellers, accurate pricing, presentation and understanding the competition remain especially important.

Compared with August 2025, benchmark prices were down 5.8% for single-family homes, 5.4% for townhomes and 2.7% for apartments.
With more than 1,350 active residential listings, buyers currently have significant selection across Chilliwack.
Depending on the property and price range, buyers may have more opportunity to compare neighbourhoods, negotiate terms, complete inspections and carefully review recent comparable sales.
That does not mean every property will be negotiable. Well-located homes that are priced accurately can still attract strong interest.
Homes are still selling, but buyers have options.
That makes pricing, condition and marketing strategy increasingly important. Sellers should pay close attention not only to recent sales, but also to the homes currently competing for the same buyers.
A detached home in Sardis may perform very differently from a Garrison Crossing townhome, Downtown Chilliwack condo or rural acreage property.
Chilliwack offers a wide range of communities and property types, including Sardis, Garrison Crossing, Promontory, Fairfield Island, Eastern Hillsides, Downtown Chilliwack, Rosedale, Greendale and Yarrow.
Each neighbourhood has its own inventory, pricing and buyer demand, which is why local market knowledge matters when buying or selling.
With 8.5 months of residential inventory, current conditions generally favour buyers.
Buyers have more time and more selection, while sellers are competing for attention. However, conditions can vary considerably depending on neighbourhood, property type and price range.
The biggest advantage for buyers right now is choice.
There is more opportunity to compare homes, understand value and make a decision without the same urgency seen during more competitive markets.
For sellers, successful sales are still happening, but realistic pricing and strong presentation matter more than ever.
