The Mission real estate market continues to provide opportunities for buyers and sellers as we move through the summer of 2026. With a wide variety of detached homes, townhomes, condos, acreages and rural properties, Mission remains an important part of the Fraser Valley real estate market. July's numbers show a market where buyers have more choice and prices remain below where they were a year ago. Detached home sales held steady year-over-year, while townhome and condo activity remained relatively quiet.
For buyers, today's Mission housing market provides more time to compare properties and negotiate. For sellers, accurate pricing and strong presentation continue to be increasingly important.

Detached homes continue to represent a significant part of the Mission BC real estate market.
In July 2026:
Detached sales were unchanged from July 2025 and actually increased 9.1% from June, when 33 homes sold. The benchmark price declined just 0.7% month-over-month but was 8.2% lower than July 2025. For buyers searching for a house for sale in Mission BC, the current market provides considerably more choice than the highly competitive conditions experienced during previous market cycles. For sellers, buyers remain active, but they're paying close attention to value. Pricing a home appropriately against current competition can make a significant difference.

Mission's townhome market provides another option for buyers looking for more space than a typical condo without necessarily moving into the detached-home price range.

The townhome benchmark declined 2.3% from June and was 3.9% below July 2025. Active townhome inventory, however, was 31.9% higher than a year earlier, providing buyers with more selection. With relatively low monthly sales volume, individual transactions can have a greater impact on short-term statistics. Buyers and sellers should therefore look beyond a single month's numbers when determining the value of a specific Mission townhome.
Benchmark Price: $425,800
Condos remain one of the more accessible ways to enter the Mission real estate market, particularly for first-time buyers, downsizers and those looking for a lower-maintenance property.

Interestingly, Mission's apartment benchmark price increased 0.7% from June, although it remained 3.7% below July 2025. Active apartment inventory was 52.3% higher than a year earlier.
That additional inventory gives condo buyers more opportunity to compare buildings, strata fees, layouts, locations and overall value before making a decision.
The MLS® Home Price Index provides a useful snapshot of where the Mission housing market currently stands.

Mission's overall residential benchmark was down 0.7% month-over-month and 7.5% year-over-year. Looking further back, however, Mission's overall benchmark remains 68.3% higher than ten years ago. The longer-term numbers are particularly useful because they provide context beyond the normal month-to-month fluctuations in the market.
Current conditions give Mission home buyers something that wasn't always available during the highly competitive markets of recent years: choice and time. Across the wider Fraser Valley, active inventory remained 32% above the 10-year seasonal average in July, and the overall sales-to-active listings ratio was 11%, which the Fraser Valley Real Estate Board identifies as buyer's-market territory. For buyers in Mission, that environment can mean more opportunity to compare properties, negotiate on price and terms, conduct proper inspections and make a decision without the same urgency seen in previous years. That doesn't mean every seller will negotiate or every home will sit on the market. Desirable properties that are priced correctly can still attract strong interest.
The Mission real estate market is still producing sales, but today's buyers have more information and more properties to compare. For sellers, that puts increased importance on three things: pricing, presentation and marketing. A property's value isn't determined simply by what another home sold for six months ago. Current competing listings, recent comparable sales, neighbourhood, lot size, condition, renovations and property type all need to be considered. This is especially important in Mission, where properties can vary considerably—from newer subdivisions and townhomes to older character homes, large residential lots, rural properties and acreages.
Mission offers a different real estate landscape from many other Fraser Valley communities.
Its combination of relative affordability, larger properties, mountain and valley views, outdoor recreation and access to the Fraser Valley continues to make it an option for buyers looking beyond communities such as Abbotsford and Langley. Mission also offers a broad variety of housing, including established neighbourhoods, newer developments, condos, townhomes, detached houses, properties with suites, acreages and rural homes. For buyers who value space and outdoor recreation while remaining connected to the Fraser Valley and Lower Mainland, living in Mission BC can offer an appealing combination.
The broader Fraser Valley remained in a buyer's market in July 2026, with a sales-to-active listings ratio of 11%. A balanced market is generally considered to fall between 12% and 20%.
Mission's individual property types can behave differently, however. Detached sales were actually 9.1% higher than June, while townhome sales were unchanged and apartment sales increased from three to four. At the same time, inventory remained substantial across all three categories. That's why I wouldn't make a buying or selling decision based solely on the headline market. Your price range, property type and neighbourhood matter.
The current Mission housing market presents an interesting opportunity.
Prices have adjusted from where they were a year ago, inventory provides buyers with more choice, and the sense of urgency that defined previous markets has eased.
For buyers, that creates an opportunity to be selective and focus on finding the right property rather than simply winning the next property. For sellers, homes are still selling. July's 36 detached sales were actually higher than June and equal to July of last year. The difference is that today's buyers have options, making realistic pricing and a strong marketing strategy increasingly important. Mission is also a market where I think looking beyond the city-wide statistics is especially important. An acreage, newer detached home, townhouse and condo can each experience very different market conditions. Understanding your specific part of the Mission real estate market is what matters most.
