What Are Closing Costs?

Closing costs are the additional expenses associated with purchasing a home. They are typically paid on or before your completion date and vary depending on the purchase price and your financing.

While every purchase is different, it's a good idea to budget approximately 1.5%–4% of the purchase price for closing costs, depending on your circumstances.

In British Columbia, most home purchases are subject to Property Transfer Tax (PTT).

The current rates are:

  • 1% on the first $200,000
  • 2% on the portion from $200,001 to $2,000,000
  • 3% on the portion above $2,000,000

Some first-time home buyers may qualify for a full or partial Property Transfer Tax exemption if they meet eligibility requirements.

A lawyer or notary will prepare your closing documents, register the property in your name, and transfer funds to complete the purchase.
